The hotel-branded residences concept dates back to the 1920’s when luxury hotels in New York including the Sherry-Netherland, the Carlyle Hotel and later the Waldorf-Astoria, offered private apartments within their confines for the most discriminate of buyers.

Today, there are branded hotel residences in most major cities. Four Seasons is arguably the leader in this segment of luxury real estate, with a portfolio of residential properties around the world from Bangkok, Beijing and Kyoto to Boston, Jackson Hole and San Francisco.

Perhaps nowhere else in the country, however, is the Four Seasons-branded residences more in demand than in Southern Florida, where there are two located in Miami and one being developed in Fort Lauderdale.

The Perks Of Living At A Four Seasons Residence In Florida Are Unreal

People looking to purchase a home, whether it is their primary, second, third or fourth residence are finding that investing in a home at a Four Seasons Hotel brings with it a level of luxury in addition to a high level of security not to be matched by most other properties. To ensure privacy, there are distinctively separate entrances for the hotel and private residences.

Hotel living has its perks.

Guests, for example, can easily be accommodated in the hotel portion of the property. Entertaining is easy, too, as catering can be arranged through the hotel and room service is available. Want your dog groomed? Just ask the concierge to make arrangements, as well as housekeeping service, laundry, valet parking, grocery provisioning, home maintenance and repair support.

The Surf Club

Miami-based Fort Partners developed the The Surf Club in Surfside, located in the North Beaches area of Miami Beach. The property, which had its grand opening in the spring 2017, includes two 12-story glass residential towers designed by Pritzker Prize-winning architect, Richard Meier, which flank the 77-room Four Seasons Hotel at The Surf Club.

The towers house 150 private residences, of which 30 are furnished hotel residences that may be eligible to be be included in the hotel-managed program by Four Seasons. Residences feature floor-to-ceiling “glass walls” and some have 20-foot high ceilings. There are fifty-one unique floor plans with residences ranging in size from 1,800 square feet to 7,800 square feet and feature unobstructed views of the Atlantic Ocean and Biscayne Bay. Hotel Residences come fully-furnished and appointed by famed Parisian architect and interior designer, Joseph Dirand.

Owners have access to the hotel’s three pools (plus a fourth residents-only pool) and three restaurants, including Le Sirenuse orchestrated by Chef Antonio Mermolia, a second one by renowned chef Thomas Keller and a poolside restaurant run by Chef Diego Soriano. There’s also a state-of-the-art Four Seasons Spa and three Four Seasons Fitness Centers—one in the hotel and one in each residential tower (resident access-only).

While the development is 90% sold, a few select residences remain for sale ranging from $3.450 million for a two-bedroom, 2 ½ bathroom unit with 1,960 square feet to $29,950,000 for a 6,041-square foot Richard Meier-designed Penthouse triplex featuring four-bedrooms, 5 ½ bathrooms, with double height ceilings up to 20 feet high, staff quarters and 1,874 square feet of terraces. The Penthouse also comes with parking and a 2,826-square foot private rooftop with a swimming pool, outdoor summer kitchen and garden.

Developed in 2003 by Millennium Partners and designed by Handel Architects and Bermello, Ajamil & Partners, the Four Seasons Miami has 186 privately-owned condominiums. Amenities at the Four Seasons condominiums include 24-hour full-service concierge, 24-hour parking, club-style lounge, two heated pools (including one for residents-only) whirlpool, poolside cabanas, signature restaurants, including Edge, Steak & Bar which is one of the best steak houses in Southern Florida.

Residents also get a membership to the 50,000 square feet Equinox located in the building, and have access to catering and room service from the hotel. One of the best features of the property is its two-acre resort-style pool area that is landscaped with lush vegetation and towering palm trees that sway with the breeze.

Located on the top floors of the hotel—from the 40th to the 70th floors—condominiums range from one to four bedrooms and are 1,114 square feet to 8,803 square feet in size.  A $25 million 8,803 square feet penthouse apartment is currently on the market and offers six bedrooms and 6 ½ baths, media room and a wine cellar.

Four Seasons Private Residences Fort Lauderdale

Fort Partners is building Four Seasons Private Residences Fort Lauderdale, a 22-story project that will include a 130-guest room hotel and and 90 private Residences that can be purchased furnished and fully appointed or unfurnished and decorator-ready with prices starting at $3.795 million. Residences with one, two, three or four bedrooms will range in size from 780 square feet to 6,200 square feet. There will also be three spacious duplexes with dramatic 20-foot high ceilings. Each Private Residence comes with generous outdoor terraces with views of both the Atlantic Ocean and the Intracoastal Waterway with access to a Four Seasons-designated residential concierge and director of residences. Interiors and exteriors are designed by Tara Bernerd, Martin Brudnizki, Kobi Karp, and Fernando Wong.

The 22-story project in Fort Lauderdale will include a 148-guest room hotel and 90 private residences. A $5.4 million, three-bedroom, 5  ½ bath unfurnished 2,909 square foot Residence with a library and gym, for example, will feature an open kitchen with Sub-Zero, Wolf and Miele appliances, and 943 square feet of outdoor space with water views. Owners who purchase a fully-furnished Hotel Residence may be eligible to participate in the Four Seasons-managed rental program.

Amenities at this oceanfront location will be plentiful and include a residents-only fitness center and pool with luxury cabanas, 24-hour valet and parking garage, a separate entrance for residents, yachting services, a Kids’ program, and a full-service spa which will provide in-residence massages. Residents will receive priority reservations at both restaurants at the Four Seasons and can arrange for in-residence dining through a dedicated residential concierge. The first occupancy at the development is scheduled for 2020 and the project is over 50% sold.
