We recently sat down with Matthew Blake and Alex Griffin of LIV Sotheby’s International Realty to learn more about this new development.

What makes Beaver Creek unique as a town?

Beaver Creek is a world-class, year-round resort destination, yet is easily accessible from the Eagle County Regional Airport (just 30 minutes away) as well as the City of Denver and Denver International Airport, 100 miles to the east.

Beaver Creek is a resort that is located on the southern part of the Town of Avon, Colorado.  It is unique in many ways, but mostly because it is an exclusive gated resort that offers skiing among the three villages of Beaver Creek, Bachelor Gulch, and Arrowhead.  Beaver Creek is a European-inspired village loaded with amenities such as escalators, high-end restaurants, heated streets, and shops. There are even chefs handing out warm complimentary chocolate chip cookies to everyone at the end of the ski day.

What lifestyles could one enjoy in Beaver Creek as a homeowner?

Generally, the outdoor mountain lifestyle includes activities such as skiing, golf, tennis, hiking, biking (mountain and road), fishing, and whitewater rafting. Beaver Creek is a very safe place, being a gated community and there are a plethora of high-end shopping and dining options available.

You and Alex have developed a reputation as luxury new development sales experts after working on multitude of projects. How would you describe new construction in general in Beaver Creek?

It is very rare and thus in high demand.  Much of our existing properties reflect outdated design styles with heavy wood/log accents, western style, and older floor plans that do not flow like they do now.  Design tastes and trends have changed considerably over the past decade, with buyers expecting a more modern aesthetic, use of more current building materials and practices, as well as the ability to have enhanced technology ingrained into their properties.

Given that we are surrounded by national forest, there is not much available vacant land. Thus, new developments such as Peregrine Villas are exceedingly rare. In fact, Peregrine Villas is the first significant new development in Beaver Creek since 2006. New construction sells at a premium relative to the rest of the market and there is a lot of demand for new, high-end mountain contemporary product.

What aesthetic are buyers looking for?

Buyers are generally looking for modern features in new construction.  They are getting away from heavy wood, timber accents and items such as antler chandeliers and Ralph Lauren paint.  They prefer clean lines, current mountain contemporary design styles, black/white contrast, gray color palettes, glass, steel, large windows, opulent outdoor space, smart home technology, low maintenance main-floor living, yet close proximity to shopping/dining and the access to the ski slopes and outdoor recreation. The residences in Peregrine Villas all have glass elevators that are surrounded by open tread “floating” staircases, which is a very unique design aesthetic that has generated a lot of positive feedback from our marketing.

Colorado is known for its natural landscape of mountains and trees. How does Peregrine Villas interpret that in its vision? 

Peregrine Villas is situated on an ideal site in Beaver Creek, nestled in the mountains with stunning views in all directions, backing to National Forest land, just off the catwalk for easy ski-in/ski-out access, on Beaver Creek itself, and just a short walk to the pedestrian Village of Beaver Creek. Close to all the amenities but it feels like a part of the mountains. It is very rare to have running creek water on a site like this and the view corridors are as good as anywhere within the resort.  The residences have large glass windows that allow for dramatic views out of every aspect.  Tall, mature trees also provide a semblance of privacy and serenity for the development. What was once just a winter ski resort and has become much more of a year-round destination that provides engaging activities to all types of people, not just skiers.  In fact, the summer months are now nearly as popular among tourists that desire to escape warmer climates and enjoy the active outdoor mountain lifestyle with very little humidity, abundant fresh air, cultural activities, and cool summer evenings.

How have you seen the dining scene change in this resort town?

Yes, the dining scene has evolved and Beaver Creek is home to many world-class restaurants at this time. Not only in the Villages, but Beaver Creek is known for its high-end on-mountain dining scene, where people can go to an on-mountain lodge via snowcat for a memorable family dinner.  Club members also have access to private on-mountain lunch options as well. One restaurant in the Village, Hooked, serves high-end rare fish which are flown in fresh from all over the world in a matter of a few days.

What events do residents look forward to each year?

The Bird’s of Prey World Cup ski races are a famous annual event in Beaver Creek. This is a renowned international world cup ski race held on US soil and it brings together athletes from around the globe and includes live music, beer tastings, ski films, parties, sponsor activation and much more in the heart of Beaver Creek Village, just above the Peregrine Villas development. There are a multitude of annual Beaver Creek events that bring visitors from all over the world throughout the year.  Fourth of July fireworks (and concerts) are also a mainstay

What are the benefits of buying in this market?

People buy in this market for a variety of reasons, but they are often centered on family.  A home in Beaver Creek is often a magnet for generations of families to congregate and spend quality time with one another in an active and healthy environment, with access to world-class shops, restaurants, outdoor recreation, and cultural activities.  People considering Peregrine Villas are looking for something that is “ahead” of the rest of the resort, differentiating from the balance of the properties that do not espouse the new, modern design style.

Can you estimate what the percentage of US to International buyers is in your market?

In Beaver Creek it is 95% domestic buyers from places like Texas, Oklahoma, New York, Connecticut, Florida, Chicago, Denver, Mexico, and the mid-west; international buyers represent a very small portion of the market.
