More high-rise living plus boutiques, wellness-focused retail and a boutique hotel comprise Phase 2 of Caydon’s mixed-use development in Midtown Houston: Laneways.Caydon

With its initial project in Midtown Houston – a 27-story luxury apartment tower – expected to welcome its first residents in September,  Australia-based developer Caydon has announced Phase 2 of its mixed-use development on adjacent property.

The upcoming project, on 3.5 acres purchased in a series of acquisitions, encompasses more than 2.5 million square feet of high-rise residences, a boutique hotel, and an eclectic mix of dining, shops, wellness options and green spaces. The three-block site is adjacent to Midtown Park (and its outdoor programming) as well as the transit line linking downtown, Texas Medical Center and an emerging innovation district.

A project announcement has shared Phase 2’s scope – and the emerging district’s name: Laneways,  a name and concept “inspired” by Melbourne’s lively pedestrian alleys, which are lined in shops and cafes, bars and coffee houses, art galleries and other stroll-worthy pursuits, plus high-rise residences and boutique hotels.

“Our vision for our Laneways project will enhance the already thriving neighborhood, as we look to bring the Melbourne lifestyle to Midtown, all while infusing Houston’s culture and creativity,” said Caydon Principal Joe Russo in Tuesday’s announcement, which also pegged the project as “Melbourne’s Lanes, Houston’s Way.”

An informal site plan in press materials indicates three additional high-rise residential components, totaling about 1,000 units of multi-family, and 200 condo units. The future housing joins the $200 million luxury apartment tower under construction by the company and known as “2850,” a nod to its street address.

Laneways’ plans also call for approximately 55,000 square feet of ground floor retail aimed at food and beverage tenants, particularly those with a focus on health and wellness concepts. (The latter is important to Caydon, a project source said.)

Meanwhile, a boutique hotel of about 200 rooms is also in the works, with the hotel operator yet to be announced.

Laneways is expected to break ground in early 2020.

The project’s conceptual design is by Caydon Architecture and Design, the company’s in-house team, based in Melbourne.

Community and outdoor living near culture and entertainment in cosmopolitan neighborhoods are hallmarks of Caydon, a lifestyle community developer. The 2850 apartment tower is Caydon’s first U.S. project, with a condo development also under way in Seattle.
