At first blush, this enchanting estate—with its classic cedar shingles, peaked dormers, and breezy wraparound porch bordered by manicured hedges and colorful hydrangeas—appears to be a vintage Hamptons getaway. In truth, though, this roughly 9,000-square-foot, seven-bedroom home is perfectly modern, constructed on the site of a 150-year-old residence by a 21st-century power couple with true design bona fides.

Pilar Guzmán—Oprah Daily’s editorial director and former editor in chief of Condé Nast Traveler—and Chris Mitchell—onetime publisher of Vanity Fair and chief business executive for a group of Condé Nast publications—expanded their purview and solidified their widely regarded sense of style with the publication of their recent book, Patina Modern: A Guide to Designing Warm, Timeless Interiors. For their new personal Hamptons haven, these self-proclaimed “hopeless architectural romantics” re-created much of the previous home’s floor plan, paying homage to stylistic tradition and imparting a wealth of modern comforts and conveniences, all while keeping warmth and timelessness firmly in their sites.

On the main level, the feel is airy, lofty, bright, and inviting thanks to 10-foot ceilings, white oak floors, plentiful windows and French doors, and a sophisticated natural palette recalling the sea, woods, and sky. The outlook from many vantage points—including the chic dedicated dining room—is one of mesmerizing green. The open kitchen features marble countertops, professional-caliber appliances, an island with counter seating, and an adjoining sitting area. Multiple sets of glass doors admit abundant light and open to a covered dining porch with a built-in grill; the expansive, impeccably groomed emerald lawn; and the pool. Other highlights include a three-season screened porch with a fireplace, a media room, a window-wrapped sunroom with a heated stone-tile floor, a dog bathing area, a bar with floor-to-ceiling windows overlooking a picnic patio, a game room, wine storage, and a gym with a sauna.

In a nod to the aesthetic conventions that have made the hallowed homes of the Hamptons famous, Guzmán and Mitchell added a 19th-century sleeping porch on the upper level. Also here are guest suites and an owner’s suite with a vaulted beamed ceiling and a luxurious bath with a soaking tub and steamshower. In the adjoining sitting room, sea breezes blow in from multiple directions through casement windows; for the cooler closed-window moments of fall and winter, a handsome brick fireplace—one of five—provides warmth and quintessential New England charm.

The residence is located on nearly an acre in East Hampton’s esteemed Georgica area and blocks from dreamy white-sand beaches. But the remarkably lush grounds are alluring in their own right, with numerous outdoor living, lounging, and dining areas to encourage alfresco relaxation and celebration and a heated gunite swimming pool accompanied by a pool house and entertaining pavilion with a party-ready kitchenette.
