If you are looking to gain a large following and build a strong community on social media in 2021 as a real estate agent, there are a few things you should be doing on a daily basis. Staying consistent with posting and creating genuine connections is the biggest part, but here are three action steps that you can get started on today to build your followers.

1. Create Reels and TikToks.

Find ways to make real estate fun by acting and dancing! Focus on building trust by sharing tutorials! Make your page about all about luxury and beauty! You name it — get creative and try new things. The best way to get started is to think of the types of content that your ideal client would want to watch, and then be unique in how you sell yourself and your properties. It’s important to make lots of Reels and TikToks while the Instagram and TikTok algorithms favor engagement toward these short and sweet videos, which can be so addictive to watch. In fact, one of my first few posts on my personal TikTok account received over 3.5 million views and that helped me to gain over 47,000 followers within only a short few months.

2. Dominate your niche.

My Instagram following currently sits at nearly 100,000 and my account has been verified, but why has my account done so well? My posts have dominated the relevant hashtags like #arizonarealestateagent, #scottsdalerealtor and more thanks to consistently posting, and over 1,200 posts later, anytime someone goes searching for an Arizona real estate agent, then they will find us.

Think of hashtags as a postage stamp that allows your post to be found by a certain person, but don’t go overboard. Choose a few hashtags that are not as popular with under 100,000 posts, and a few that are more popular with upwards of a million posts and use them to gain traction on each post you create.

3. The more contacts and actual conversations you have, the better. 

Social platforms’ algorithms tend to favor actual engagement, meaning you should definitely be reaching out to individuals through comments and direct messages back and forth on a regular basis, if not every day. If you can have more conversations with individuals, your account will be shown to these newly gained followers, even after you stop engaging with those accounts. This is because the algorithm will favor showing your post to someone if it thinks you both have some type of acquaintanceship, which you can encourage to play to your favor by spending a few minutes every day sparking up some conversations with someone new. Remember to always strive to make a genuine conversation, find ways to provide value to everyone you contact and uncover opportunities to turn that contact into a lead. 

In the end, the best way to build your following is by creating value-driven, entertaining and educational content that appeals to your target audience. Make sure you have good quality content and remember that social media should be fun, so move forward today in excitement for what is to come.
