CrossFit cofounder and CEO Greg Glassman is looking to sell his plantation-style home and an adjacent lot on the island of Kauai, Hawaii, as a package deal for $9 million. The 11-acre estate is tucked away in Kealia Mauka, a private enclave that offers panoramic views of the Pacific Ocean.

Glassman, who introduced his groundbreaking fitness regimen in 2000, listed the oceanfront properties in December. Avatar star Sam Worthington previously owned the home. Despite its celebrity credentials, Kealia Mauka is a quiet, secluded paradise, according to brokers in charge Jennifer Acoba and Chadd White of Oceanfront Sotheby’s International Realty

“Kealia Mauka is a very private development,” said Acoba, noting that “it’s secluded and secure with a beautiful beach.” 

Rather than selling the two land parcels as a single property, Glassman opted to market them separately. “If an individual decided they wanted to purchase the home and not the lot, then the home would be $7 million,” said White. “However, if another interested party decided they wanted to purchase the lot, the price for it would be $2.5 million. But if somebody decided they wanted to use the land the way the Glassmans did and bought both adjoining parcels, the list price would be $9 million.”

Based on the acreage, White said buying both properties and keeping it as an estate is a better deal. “It gives you 10 acres essentially, so a much larger parcel,” he explained. “It ensures even more privacy and seclusion by purchasing the adjoining lot to just give yourself a much larger buffer zone between you and your nearest neighbor, not to mention the price discount when you purchase both.”

The scenic drive to the gated community likely will convince you that this is the place you will want to call home. “As you pull into the porte-cochère, you get glimpses of the deep blue Pacific Ocean,” said White. “As you walk into the front door, you’re greeted by the ocean. That’s actually one of the first things you’ll see. You will immediately start to notice some of the natural materials used for the home — the beautiful wood floors, some of the incredible art pieces that are scattered throughout.”

The sprawling 4,352-square-foot single-level home includes features reminiscent of the traditional plantation style of Old World Hawaii. The two master suites feature outdoor lava rock shower gardens, while a covered lanai wraps the ocean-facing side of the home. A 20-by-50-foot saline pool is surrounded by natural basalt. 

Designed to capture impressive views of the ocean from every window, the estate is also a prime spot for whale watching during mating season.  “You’ll also see surfers out there on Kuna Bay,” said Acoba. “It’s known to the locals as Donkey Beach. From every window you can see the ocean. It is just breath-taking.”

With an abundance of modern conveniences including tankless water heating, a new air-conditioning system and state-of-the art security and surveillance system, there really is nothing left to do but relax and unwind – Kauai style.

The footpath down to Kuna Bay is just outside. Head down to catch the morning surf or simply plant your toes in the sand and relax on the secluded beach. If health and fitness are part of your routine, the gym in the three-car detached garage is filled with everything you need to push yourself to the next level. A sports court is a perfect addition, too. An afternoon game of tennis or basketball is ready when you are.

“The wonderful thing about the island is you can go down the road to a farmers market — local produce fresh — or you can go to your nearest Costco,” said Acoba. “You’re pretty much in the heart, near Lihue Airport, next to waterfalls. You’re not very far from anything.” 

If it’s low-blood pressure bliss that you’re after, Kealia Mauka is a good place to start. “Often times, people fall in love with the island lifestyle,” noted White. “It’s a simple way of life, and it attracts many.”
