Twenty is a bit young for a facelift, even in the fashionista paradise of South Beach on the southernmost tip of Miami Beach, Florida. But Continuum, the beachfront condominium complex where the city’s priciest home is on the market at $48 million, needs one to “stay competitive,” said Rishi Idnani, its managing director.

“We want to be able to have a grander entrance than anyone else on the beach, similar to pulling up to a five-star resort hotel, and right now we don’t have that because it hasn’t been altered since it was built 20 years ago,” said Idnani, of the place where movie mogul Paul Bronfman, comedian Paul Shaffer, and Formula One driver Enrique Bernoldi have homes.

The facades of Continuum’s two towers will remain the same after a renovation that could run as high as $8 million, but “everything horizontal” — the gatehouse, the roadway leading to the buildings and the landscaping — will change, said Idnani. Real estate developer Ian Bruce Eichner currently has his seven-bedroom Continuum penthouse listed at $48 million, the highest-priced home in Miami Beach. Celebrity restaurateur Myles Chefetz, whose client list includes Kim Kardashian and Jennifer Lopez, also has a home for sale at Continuum: a three-bedroom unit listed at $12.75 million.

“The interiors are already state of the art — we don’t even need keys, because everything is done by fingerprint,” said Chefetz, who owns half a dozen restaurants in South Beach, including Prime 112, a block from Continuum. “And we’re already sitting on the best piece of land in Miami Beach, with the cruise ships going by every day, so it’s not that it’s ugly. But, it does need a facelift, and repositioning yourself in the marketplace is always a good idea.”
